The new apartment development by JPI phase 1 is now anticipated to begin construction in February 2026. This is the group we met with earlier in the year, who adjusted their fencing plans after feedback from Hardin Village and our work with the McKinney P&Z.
Phase 2 is anticipated to begin construction in September 2026, and they are requesting a fence variance. They will host a webinar on November 17th at 6:00pm for residents to ask questions and voice concerns. Please see meeting invite below.

For context, attached is a pdf of the plan where they are proposing to install a 42" decorative guard rail on top of the planned retaining walls. It's a rather large wall which is highlighted in orange and runs almost entirely around the project. The distance from the nearest home to the wall is ~108' with the creek and existing trees acting as a natural buffer between the two.
